Bellevue homes

HVAC & air ducts built around Bellevue houses

Most Bellevue homes built before the 1990s were never designed for air conditioning. Summers here used to be mild enough to skip it. Recent heat waves changed that, and many owners in Lake Hills, Woodridge and Somerset now want cooling without tearing out a working furnace. A heat pump can often tie into the existing ductwork, giving you cooling in summer and efficient heat through the wet season, with the gas furnace kept as backup. Where there are no ducts, or a lower-level family room in a split-level stays cold all winter, a ductless mini-split heats and cools that one zone without opening walls.

Ducts are the part people forget. In ramblers and split-levels they run through the crawl space or attic, and after sixty years they leak at joints, lose their wrap, or get crushed and chewed by rodents. A new furnace pushing air into a leaky duct run loses heat into the crawl space before it reaches your rooms. We inspect the ducts as part of any HVAC job, photograph the problem sections, and replace or seal them before or alongside new equipment. If the crawl space or attic around them needs cleaning or insulation, we can handle that in the same project, so you only have one crew in the house.

What Bellevue throws at attics and crawl spaces

The houses

Most of Bellevue's single-family housing went up between the 1950s and the 1980s. Lake Hills, Crossroads and Eastgate are full of 1950s and 1960s ramblers and split-levels on vented crawl spaces, with low-pitch roofs and shallow attics. Newport Hills and Somerset added 1960s and 1970s split-levels and daylight basements stepped into sloped lots. Bridle Trails has larger custom homes on wooded acre lots. West Bellevue and Woodridge mix originals with big new rebuilds. Older attics often still hold the first layer of fiberglass batts, now thin and compressed, topped with whatever a later owner blew in.

The weather

Bellevue sits between Lake Washington and Lake Sammamish, and humidity stays high through the wet season from October to May. Mercer Slough and Kelsey Creek run through low ground where crawl spaces stay damp. Hillside neighborhoods like Somerset and Newport Hills take more wind in winter storms. Mature Douglas firs and cedars shade many roofs, holding moss and dropping needles that clog gutters and soffit screens.

The wildlife

Bellevue's greenbelts, creek corridors and parks give rodents cover close to houses. Roof rats run fence tops, overhead lines and fir branches to reach roofs, then slip in at roof returns and vent gaps. Norway rats burrow along Kelsey Creek and Mercer Slough and under decks and sheds. Mice move indoors each fall. Raccoons and squirrels test loose vent screens and soffits.

FAQ

HVAC & air ducts in Bellevue: FAQ

Still unsure? Call (800) 674-4933 and talk it through with us.

Can I add a heat pump to my Bellevue home's existing furnace?

Often, yes. Many homes keep the gas furnace and add a heat pump that shares the same ductwork, with the furnace taking over on the coldest days. Whether it works for your house depends on duct size and condition, electrical capacity and where the outdoor unit can sit. We check all of that during a free inspection.

Should I replace the ducts when I replace the furnace?

Not always. If the ducts are sound, sealing the joints and adding insulation may be enough. If they're crushed, disconnected, chewed by rodents or wrapped in failing insulation, replacing them at the same time avoids feeding new equipment through a bad system. We show you photos of your ducts so the choice is clear.
