Everett, WashingtonLocal know-how
Few cities in the region have housing as old as Everett's north end. A 1910 foursquare in Northwest Everett or a Craftsman in Riverside was built before modern insulation, vapor barriers or forced-air heat. Many have had a century of improvements layered on: loose fill blown over old wiring, a furnace added in a partial basement, a half-story finished with thin knee walls. These homes reward careful work. We inspect slowly, document what's there, and flag anything that needs testing or an electrician before we disturb it, such as vermiculite fill or knob-and-tube wiring.
Farther south, Everett's post-war ramblers and its 1970s to 1990s homes in View Ridge-Madison, Pinehurst and Silver Lake have the usual Puget Sound problems: worn crawl space vapor barriers, compressed attic insulation, rodents and aging HVAC. Homes near the waterfront and the Snohomish River also deal with Norway rats moving up from the water, and bluff-top houses take the brunt of winter wind. Our offices are in Kirkland and Renton. We don't have an Everett location, but we work across the city, and every inspection is free and includes photos of your attic and crawl space.

What we see here
Everett has some of the oldest housing in the region. Northwest Everett and Riverside are full of 1890s to 1920s Victorians, foursquares and Craftsman bungalows, many with partial basements, rubble or brick foundations, and finished upper half-stories with knee walls. Smaller mill-worker houses fill much of Delta, Bayside and Lowell. Post-war ramblers spread across View Ridge-Madison and Pinehurst. South Everett and Silver Lake added 1970s to 1990s split-levels and two-story homes, plus many apartments and condos, mostly on crawl spaces.
Everett sits on Port Gardner Bay, with the Snohomish River delta along its east side. Marine air keeps it humid and mild, and the city lies in the Puget Sound convergence zone, where north and south winds meet and can produce bursts of heavy rain or snow. Bluff-top homes take wind off the water, and low ground near the river stays damp.
Everett's waterfront, port, river sloughs and wooded bluffs give rodents plenty of habitat. Norway rats are common near the water and along the river, often moving through old sewer lines and burrowing under older foundations. Roof rats travel the mature trees of the north end. Mice, squirrels and raccoons round out the list.

FAQ
Still unsure? Call (800) 674-4933 and talk it through with us.
It depends on your utility. Everett homes get electricity from Snohomish County PUD, and some heat with natural gas from Puget Sound Energy. PSE rebates are tied to PSE service, and eligibility and amounts change over time. During your inspection we check what your home qualifies for and handle the paperwork with you.
Yes. Knee walls and the small attic spaces behind them are some of the leakiest parts of an older house. We seal the gaps, insulate the walls and the floor of the side attics, and check first for wiring that needs an electrician. The upstairs rooms in a north Everett bungalow are usually where you feel the difference.
