Tacoma, WashingtonLocal know-how
A century-old Tacoma house hides a lot above the ceiling and under the floor. Story-and-a-half bungalows in the North End have knee-wall attics with gaps where insulation never reached. Foursquares near Wright Park often have a basement under part of the house and a low crawl space under the rest. Each of those spaces collects dust, old insulation, rodent droppings and moisture in its own way. We go into every one of them, take photos, and walk you through what we saw before we talk about any work. Nothing gets quoted until you have seen it.
Newer homes have their own problems. In Northeast Tacoma, steep lots push rain toward the uphill foundation wall, and 1980s blown-in insulation has often settled or been tunneled by rats. South Tacoma ramblers tend to have shallow crawl spaces with torn plastic and sagging duct runs. We handle the whole sequence: trapping and sealing rodent entry points, removing contaminated insulation, laying a new vapor barrier, reinstalling insulation and fixing ducts. One crew, one plan, and you know exactly what is being done and why. Every step is photographed so you can see the finished attic and crawl space for yourself.

What we see here
Tacoma has some of the oldest housing in the South Sound. The Stadium District and North End are full of Victorians, foursquares and Craftsman bungalows built between the 1890s and the 1930s, many with partial basements, rubble or early concrete foundations and story-and-a-half attics with knee walls. Hilltop, McKinley Hill and the Lincoln District mix older homes with post-war infill. South Tacoma is heavy on 1940s and 1950s ramblers over crawl spaces. Northeast Tacoma is newer: 1970s to 1990s split-levels and two-stories on steep lots with truss attics and blown-in insulation.
Tacoma sits on Commencement Bay with Puget Sound wrapping around the north and west sides of the city. Marine air keeps winters mild and damp, and the rainy stretch runs roughly October through May. Hillside lots shed water toward foundations, north-facing roofs under big firs and maples stay wet and mossy, and wind funnels through the Narrows during winter storms.
Roof rats travel the ivy, laurel hedges and mature trees of the North End and the wooded gulches that cut down toward the water. Norway rats are common near the Port, the tideflats and rail corridors, where they burrow and move into crawl spaces. Raccoons and squirrels come out of Point Defiance and the greenbelts and test loose soffits and roof vents.

FAQ
Still unsure? Call (800) 674-4933 and talk it through with us.
Yes. Story-and-a-half Craftsman homes are common in the North End and Proctor District, and their attics are split into a center section and two side spaces behind the knee walls. We open the access panels, inspect each section separately, and clean, seal and insulate each one. If a side attic has no access, we tell you where one can be added.
Some older Tacoma homes still have loose vermiculite in the attic floor. Some vermiculite contains asbestos, so we do not disturb it. We photograph it, stop that part of the job, and recommend testing by a qualified lab before anyone removes it. We can still inspect and plan the rest of the house.
