Local know-how

Homes in Sammamish, up close

A typical Sammamish house from the 1980s or 1990s is bigger than it looks from the street, and the parts we work in are bigger too. The crawl space can cover the whole footprint, with ducts, plumbing and floor insulation throughout. Above, the roof often breaks into several separate attics: over the main house, the garage, a bonus room and a vaulted living room with only a few inches of clearance at the edges. Each one can have a different problem. One may have squirrels, another may have buried soffit vents, and a third may have mold from a bath fan venting into it.

The setting adds to it. Homes in Trossachs, Sahalee, Klahanie and around Pine and Beaver lakes back onto tall timber and wetlands. That means roof rats and squirrels using the canopy, moss and needles on the roof, and slow-draining soil that keeps crawl spaces damp into spring. We look at all of it during a free inspection and show you the photos so you can decide what to fix and when. Our offices are in Kirkland and Renton. Sammamish is in Puget Sound Energy's service area, so we also check insulation rebate eligibility with you.

What we see here

Sammamish: houses, weather, wildlife

The houses

Most of Sammamish was built from the late 1970s through the 2000s, as the plateau filled with large subdivisions. Expect big two-story homes with vaulted entries, bonus rooms over garages, and roofs with many hips and valleys, which means several separate attic spaces rather than one. Most sit on vented crawl spaces. Homes around the Sahalee golf course started going up in the 1970s. Older cabins and mid-century houses still line parts of East Lake Sammamish Parkway and the shores of Pine and Beaver lakes. Klahanie, annexed in 2016, is a planned community of 1980s and 1990s homes.

The weather

Sammamish sits on a plateau above Lake Sammamish, high enough that it often runs cooler than Bellevue or Redmond, with snow sticking here when the lowlands get rain. The plateau's dense glacial soils drain slowly, so yards and crawl spaces hold water after long storms. Thick stands of Douglas fir and cedar shade roofs, grow moss and drop limbs in winter windstorms.

The wildlife

Sammamish's wetlands, native growth areas and forested greenbelts run right up to back fences. Roof rats and squirrels travel the tree canopy to reach roofs. Deer mice and house mice move into garages and crawl spaces in fall. Raccoons pry at loose vent covers and soffits. Homes that back onto woods see the most traffic.

FAQ

Questions from Sammamish homeowners

Still unsure? Call (800) 674-4933 and talk it through with us.

Can you inspect all the separate attic areas in my house?

Yes. We check every accessible attic section, including the space over the garage, bonus rooms and any knee-wall areas. Vaulted sections without access we evaluate from the edges and from inside the house. You get photos of each area, labeled, so you know where the problems are and where they aren't.

Do you serve the whole Sammamish plateau?

Yes, including Klahanie, Sahalee, Inglewood, Trossachs, Pine Lake, Beaver Lake and the homes along East Lake Sammamish Parkway. Our offices are in Kirkland and Renton, so there's no Sammamish storefront, but inspections and estimates are done at your home and are free.

Do I need to trim my trees to keep rats out?

It helps a lot. Roof rats and squirrels use branches that touch or hang over the roof as a bridge, and cutting limbs back from the roofline removes that route. Trimming alone won't solve an active problem, though. The entry points still need sealing and the animals inside still need to be removed. We point out which trees matter during the inspection.
