Moss, wind and months of rain wear Puget Sound roofs down. We inspect from the roof and from the attic, then tell you plainly whether it needs replacing.
Roof inspection on a mossy shingle roof · Maple Valley, WARoofing
Roofs in the Puget Sound take a steady beating. Rain from October to May, moss on north-facing slopes, needles in the valleys and winter windstorms all shorten a roof's life. Cedar shakes on older homes dry out and split, and composition shingles shed their granules. Leaks often show up first up in the attic as stained sheathing or damp insulation, long before a ceiling spot appears in a bedroom below.
Because we work in attics every day, our roof inspections include the attic side: sheathing, ventilation, bath fan ducts and the insulation under any suspect area. You get photos from above and below. If the roof has reached the end of its life, we handle roof replacement and make sure attic ventilation and insulation are right when the new roof goes on. Start with a free inspection and a clear estimate.

Widespread curling or missing shingles, bald patches where granules are gone, split shakes, soft decking and repeated leaks are the usual signs. Moss alone isn't a reason to replace, but heavy moss holds water against the roof. We inspect and give you photos so you can judge for yourself.
Many roof problems show up underneath first. Stained or damp sheathing, frost on nail tips, daylight through gaps and poor ventilation are easier to see from the attic. Checking both sides gives a more accurate picture than looking at the shingles alone.
Moss holds moisture against shingles and shakes, lifts edges and can let water work underneath. In our wet climate it grows quickly on shaded slopes. Heavy, long-standing moss is a reason to look at the roof closely, especially on an older roof.
