A Puget Sound heating system runs for many months of the year, and more homeowners want cooling for the warm stretches of summer too. Equipment matters, but so do the ducts. In many homes, supply runs pass through the attic or crawl space, where they get crushed under insulation, disconnected at the boots or torn by rats. A new furnace can't fix a duct that dumps warm air into the attic.

Should I repair or replace my furnace?
It depends on the age of the furnace, the repair needed and how well it heats the house. A single failed part on a sound furnace is usually worth fixing. Repeated breakdowns or uneven heating from an older unit point toward replacement. We explain the options and what each involves.
Is a ductless mini-split a good fit for a Seattle home?
Often, yes. Mini-splits suit older homes without ducts, additions, ADUs and rooms the main system doesn't reach. They heat and cool, which fits our mild climate well. We look at the house layout and your existing system before recommending one.
How do I know if my air ducts need replacing?
Rooms that stay cold, weak airflow at some registers, insulation or dust blowing from vents and rising bills are common signs. In the attic, look for flattened, torn or disconnected flex duct. We inspect the runs and tell you whether cleaning, repair or replacement fits.
