Federal Way, WashingtonLocal know-how
A typical Federal Way house was built in the 1970s or 1980s with a crawl space, a truss attic and fiberglass blown across the ceiling. Forty-odd years later, that insulation has settled, been walked on during cable and satellite installs, or been tunneled and soiled by rats. Bath fans in many of these houses were vented into the attic or into a soffit, so moisture has been building up on the sheathing every winter. Underneath, the original plastic ground cover is often torn and the batts between the floor joists have dropped. We inspect both ends of the house and show you photos of each.
The work follows a logical order. Rodents first: we trap and seal entry points so nothing new comes in. Then cleaning: contaminated insulation out, droppings removed, surfaces treated. Then the fixes that make a house more comfortable: air sealing, new insulation, a fresh vapor barrier, rerouted bath fan ducts and replacement ductwork where the old flex duct has failed. Hillside homes in Marine Hills and Dash Point often need extra attention at the uphill crawl space wall. We also check what you may qualify for in PSE insulation rebates and handle the paperwork with you.

What we see here
Most of Federal Way was built after 1960, as subdivisions spread out from Pacific Highway and I-5. Marine Hills and the Dash Point area have 1960s and 1970s view homes on sloped lots, often with daylight basements. Twin Lakes, Lakota and Steel Lake are full of 1970s and 1980s split-levels, ramblers and two-stories over crawl spaces, with truss attics and blown-in fiberglass. West Campus adds 1990s and 2000s homes with vaulted ceilings and tighter attic spaces. Many of these houses are now on their first or second set of original insulation and ducts.
Federal Way sits on a plateau between Puget Sound and the Green River valley, with Poverty Bay and Dash Point on its western edge. The city is dotted with small lakes and wetlands, including Steel Lake, Mirror Lake and the West Hylebos. Tall Douglas firs shade many lots. Rain arrives in long gray stretches from fall through spring, and low spots near lakes and wetlands stay damp for weeks.
Greenbelts, wetlands and wooded ravines run through Federal Way subdivisions, giving rats and mice cover close to houses. Roof rats use fir branches and fence lines to reach rooflines. Norway rats burrow near lakes, creeks and drainage ponds. Squirrels and raccoons from the West Hylebos and the old Weyerhaeuser campus woods regularly test attic vents and roof edges.

Yes. We work throughout Federal Way, from Dash Point and Marine Hills on the water to Twin Lakes, Lakota, Steel Lake, Mirror Lake and the neighborhoods along the eastern side near Auburn and Kent. Our offices are in Kirkland and Renton, and inspections and estimates are free.
Often not. Blown-in fiberglass from that era has usually settled, and many attics were insulated below today's levels to begin with. Rodent activity, foot traffic and old roof leaks make it worse. We measure the depth in several places, photograph it, and tell you whether topping up or a full replacement makes more sense.
