Wet valley crawl spaces, rat-damaged attics and aging furnaces are the common calls in Redmond. We inspect for free, photograph what we find, and fix it in the right order.
Redmond, WashingtonLocal know-how
Redmond's homes split along the terrain. Down on the Sammamish River valley floor and near Bear Creek, the ground stays wet much of the year, so crawl spaces take on moisture and vapor barriers fail early. Up on Education Hill and in Grass Lawn, 1960s and 1970s split-levels are reaching the age where original insulation, ductwork and furnaces all come due at once. Farther north and east, the 1980s to 2000s neighborhoods of North Redmond and Bear Creek have bigger attics and longer duct runs, with tree cover that brings roof rats and squirrels right to the eaves.
We work in all of it. A typical Redmond visit starts in the crawl space and attic, where the tech takes photos and shows you the condition of the insulation, vapor barrier, ducts and any signs of rodents. From there we recommend what to fix first. Sometimes that's sealing rat entry points before anything else. Sometimes it's a new ground cover in a wet crawl space. Our offices are in Kirkland and Renton, close by on the Eastside, and we handle the Puget Sound Energy rebate paperwork with you when your insulation work qualifies.

What we see here
Redmond's housing climbs from the Sammamish River valley up onto the hills around it. Education Hill and Grass Lawn have 1960s and 1970s split-levels and ramblers, mostly on vented crawl spaces. Idylwood, near the north end of Lake Sammamish, mixes older lake homes with remodels. North Redmond and Bear Creek filled in through the 1980s, 1990s and 2000s with two-story homes on larger lots, many with crawl spaces, ducts running through the attic and roofs with several sections. Overlake and Downtown Redmond add townhomes and apartments. The older homes often still have their original ductwork and first-generation insulation.
The Sammamish River valley floor is flat, low and wet. Cold air settles there on clear winter nights, bringing fog and frost while the hillsides stay a little milder. Bear Creek and Evans Creek feed the valley, and the ground near them stays saturated through the October-to-May rain. Up on Education Hill and in North Redmond, tall second-growth firs shade roofs and drop needles that fill gutters.
Marymoor Park, the Sammamish River Trail, Bear Creek and the remaining farm fields in the Sammamish Valley give rodents plenty of habitat next to homes. Norway rats follow the river and creek banks and burrow under sheds and decks. Roof rats use wooded hillsides and fence lines to reach rooflines. Mice move indoors as fields are cut and nights get cold.

Redmond is in Puget Sound Energy's service area, and many homes here qualify for insulation rebates. We check what you qualify for at the free inspection and handle the paperwork with you.
Homes on the valley floor near the Sammamish River and Bear Creek tend to have wetter soil under them, especially in winter. That means vapor barriers matter more and pooled water is more likely after long storms. Hillside homes have different issues, like runoff on the uphill side. We look at your lot's drainage during the inspection.
