We clean attics, seal out rats, dry out crawl spaces and service heating systems in Bellevue homes. Every job starts with a free inspection and photos of what we find.
Bellevue, WashingtonLocal know-how
A lot of Bellevue's houses are now sixty or seventy years old. A 1958 rambler in Lake Hills or a 1965 split-level in Crossroads usually has a vented crawl space under the floor and a shallow attic above a low-pitch roof. Both spaces get ignored for decades. By the time you call, the crawl space vapor barrier has shifted or torn, the attic insulation is flattened, and rats have found a gap at a roof return or a foundation vent. These are the homes we work in all over the Eastside, and the fixes are practical: clean it out, seal it up, insulate it properly, and keep moisture where it belongs.
Newer and larger homes have their own patterns. Somerset and Newport Hills houses sit on slopes with daylight basements, so water drains toward one side of the foundation. Bridle Trails homes on big wooded lots see more rodent pressure from the trees and pastures around them. In West Bellevue and Woodridge, older originals sit next to new rebuilds, and excavation next door can push rats into neighboring attics. We start with a free inspection, take photos of the attic and crawl space, and walk you through them before we quote. Our offices are in Kirkland and Renton, next door on the Eastside.

What we see here
Most of Bellevue's single-family housing went up between the 1950s and the 1980s. Lake Hills, Crossroads and Eastgate are full of 1950s and 1960s ramblers and split-levels on vented crawl spaces, with low-pitch roofs and shallow attics. Newport Hills and Somerset added 1960s and 1970s split-levels and daylight basements stepped into sloped lots. Bridle Trails has larger custom homes on wooded acre lots. West Bellevue and Woodridge mix originals with big new rebuilds. Older attics often still hold the first layer of fiberglass batts, now thin and compressed, topped with whatever a later owner blew in.
Bellevue sits between Lake Washington and Lake Sammamish, and humidity stays high through the wet season from October to May. Mercer Slough and Kelsey Creek run through low ground where crawl spaces stay damp. Hillside neighborhoods like Somerset and Newport Hills take more wind in winter storms. Mature Douglas firs and cedars shade many roofs, holding moss and dropping needles that clog gutters and soffit screens.
Bellevue's greenbelts, creek corridors and parks give rodents cover close to houses. Roof rats run fence tops, overhead lines and fir branches to reach roofs, then slip in at roof returns and vent gaps. Norway rats burrow along Kelsey Creek and Mercer Slough and under decks and sheds. Mice move indoors each fall. Raccoons and squirrels test loose vent screens and soffits.

Bellevue is in Puget Sound Energy's service area, and many homes here qualify for insulation rebates. Eligibility and amounts are set by PSE and change over time, so we don't quote them in advance. During your free inspection we check what your home qualifies for and handle the paperwork with you. We display PSE's Recommended Energy Professional badge.
Start with whatever is letting problems in. If rats are active, trap them and seal the entry points before touching insulation, or the new insulation gets ruined. If the crawl space is wet, fix the vapor barrier and drainage next. Then clean and re-insulate the attic. We lay out the order at the inspection, with photos, so you can plan the work in stages if you prefer.
