Issaquah is wetter, steeper and more wooded than most of the Eastside. We clean attics, keep crawl spaces dry, seal out rodents and service HVAC for homes across the city.
Issaquah, WashingtonLocal know-how
Issaquah's homes face more weather than most on the Eastside. The foothills catch rain, Issaquah Creek runs high every winter, and hillside lots on Squak and Cougar mountains send water downhill toward foundations. Crawl spaces here work hard, and a torn vapor barrier or a clogged downspout shows up quickly as musty air, damp insulation or staining on joists. In Olde Town, older houses on low foundations have gaps that rodents use, and attics that were never well insulated. In the Highlands and Talus, the issues are newer: bath fans, attic ventilation, and rodents moving in from the surrounding forest.
Our approach is the same across all of it. A tech inspects the attic, crawl space and exterior at no cost, takes photos and shows you what's going on before any quote. We explain what's urgent, what can wait, and how the pieces connect: drainage before the vapor barrier, rodent sealing before new insulation, venting before mold cleanup. Issaquah is in Puget Sound Energy's service area, so we check rebate eligibility for insulation work and handle the paperwork with you. Our offices are in Kirkland and Renton, and our crews come to you.

What we see here
Issaquah's housing spans more than a century. Olde Town keeps small wood-frame houses from the coal-mining and railroad era, along with post-war ramblers, most on shallow crawl spaces or low foundations. Hillside neighborhoods on Squak and Cougar mountains filled in from the 1970s through the 1990s with split-levels and daylight-basement homes stepped into the slope. Providence Point is a large condo and townhome community for older adults. The Issaquah Highlands and Talus, built from the late 1990s on, are dense planned neighborhoods of two-story homes and townhomes, with attics above and crawl spaces or slabs below.
Issaquah sits against the Issaquah Alps, and air pushed up the foothills drops more rain here than Seattle gets. Issaquah Creek and its tributaries run through the valley, and parts of the valley floor flood in big winter storms. The Highlands and Talus sit higher, with more wind, fog and snow. Steep, forested slopes send runoff toward hillside foundations.
Forest on Tiger, Squak and Cougar mountains reaches right into Issaquah's neighborhoods, and Issaquah Creek runs through the middle of town. Roof rats and squirrels use the trees to reach roofs. Norway rats burrow along creek banks and around older Olde Town foundations. Deer mice come in from the woods, and raccoons are common near the creek.

It puts more load on drainage, roofing and the crawl space. Downspouts, gutters and grading matter more here, and a vapor barrier that might hold up elsewhere can fail sooner under constant moisture. Attics under shaded, mossy roofs also stay damp longer. We take that into account when we recommend materials and fixes.
Yes. Those neighborhoods have newer homes, so the work is usually rodent proofing, attic ventilation, bath fan venting, insulation top-ups and HVAC service rather than full tear-outs. Townhomes with shared walls need extra care where attics meet between units, and we work with HOAs when a fix has to cover the whole building.
Yes. Older Issaquah homes often have low crawl spaces, thin or missing insulation, and gaps at the foundation and roofline. We inspect carefully, photograph what's there, and stop to recommend testing if we find older materials that need it, such as vermiculite insulation, before any work disturbs them.
