Olympia, WashingtonLocal know-how
Moisture is the thread that runs through most of what we fix in Olympia. The city sees more rain than Seattle, fog sits in the low neighborhoods near Budd Inlet and Capitol Lake, and clear winter nights get cold enough to frost the underside of a roof deck. Older homes in South Capitol and Bigelow Highlands often have low crawl spaces with bare dirt and little ventilation. Newer homes on the Westside have tighter attics where a single bath fan venting the wrong way can soak the sheathing. We inspect both levels and show you photos of what we find.
The order of work matters. If rodents are active, we trap them and seal every entry point first, so the house is closed before anything is cleaned. Then we remove soiled insulation, debris and mold, and treat the surfaces. Then come the improvements that keep a house dry: a continuous vapor barrier in the crawl space, air sealing and new insulation in the attic, proper bath fan ducting and open soffit vents. If your heating or ducts need work, we handle that too. We also check what you may qualify for in PSE insulation rebates and do the paperwork with you.

What we see here
Olympia's oldest homes sit close to the Capitol. The South Capitol neighborhood, Bigelow Highlands and parts of the Eastside and Westside are full of Craftsman bungalows, cottages and a few Victorians from the 1890s through the 1930s, many on post-and-pier or early concrete foundations with low crawl spaces and partial basements. Post-war ramblers and 1960s and 1970s split-levels fill much of the Eastside and Northeast. The Westside and Cooper Point areas add newer subdivisions from the 1980s through the 2000s, with truss attics, vaulted ceilings and blown-in insulation.
Olympia gets noticeably more rain than Seattle, and the wet season runs long. The city wraps around the south end of Budd Inlet, where the Deschutes River meets salt water, and fog settles in the low areas on fall and winter mornings. Clear winter nights often turn colder here than in Seattle, so frost forms on roofs and inside poorly ventilated attics. Heavy fir and maple canopy keeps many lots shaded and damp.
Norway rats are common along the Budd Inlet waterfront, the port area and downtown, and they move into crawl spaces from there. Roof rats and squirrels use the dense tree cover in older neighborhoods to reach rooflines. Wooded areas such as Priest Point Park and Watershed Park bring raccoons and other wildlife close to homes, and ravines give rodents shelter right behind backyards.

Our offices are in Kirkland and Renton, and inspections are free and include photos of every space we enter.
On clear, cold nights the roof deck gets very cold. If warm, moist air from the house leaks into the attic through light fixtures, wiring holes or a bath fan, it condenses and freezes on the sheathing and nail tips. When it thaws, it drips onto the insulation. The fix is air sealing and proper ventilation, which we inspect and photograph.
