Multi-family buildings share their weak points. One attic runs over a row of units, one crawl space sits under all of them, and rats, moisture and heat loss move through both without regard for unit lines. Fixing only the unit that called usually means another call next month. The work has to be scoped for the building, scheduled around the tenants who live there and documented for owners or boards who won't go into the attic themselves.
Our multi-family services cover rodent control and exclusion, attic cleaning, insulation, crawl space cleanup and vapor barriers, and air duct replacement, plus help checking PSE insulation rebates for qualifying buildings. We work with property managers, HOAs, landlords and owners. You get a list of the units we need to enter for your tenant notices, a scope that can be phased by building or stack, and before-and-after photos of every section.

Yes. We work with property managers, HOA boards, landlords and building owners across the Puget Sound. We walk the property with whoever has authority over it, send the scope to that person and coordinate the schedule so you can notify tenants in writing.
Yes. Scopes can be split by building, wing, stack or attic section, so you can approve and budget one phase at a time. We usually recommend starting where the problems are worst, and we keep each phase's report separate so the board can track progress.
Usually not. Most attic, crawl space and exterior work is done from shared spaces and outside. We need inside access only where a hatch sits in a unit or a problem can only be reached from indoors. We give you that list ahead of time for your notices.
Book a free inspection. We'll photograph your attic and crawl space and walk you through what we find, before you decide anything.
