Issaquah homes

Mold remediation built around Issaquah houses

In Issaquah, attic mold often starts with water from outside. Mossy roofs on forested hillside lots hold moisture against the shingles, lift edges, and eventually let water in at flashings, roof vents and valleys. A small leak in a long rainy season can stain and soften sheathing over a wide area before anyone notices a spot on the ceiling. We check the underside of the roof deck for drip lines, darkened areas and soft spots, and we tell you when a roof repair needs to happen before mold cleanup can hold. Our roofing team can inspect the roof itself and repair or replace it.

Newer homes in the Highlands and Talus have a different pattern. They're built tighter, so indoor humidity from showers, cooking and drying clothes has fewer ways out. If bath fans are undersized, run only briefly or vent poorly, the moisture works into the attic and condenses on cold nights, which come colder up the hill. Remediation means removing moldy insulation, cleaning and treating affected wood, sealing air leaks from the living space, and correcting fan ducts and attic ventilation. In townhomes, we check each unit's attic area separately. You get before and after photos and a clear explanation of the cause.

What Issaquah throws at attics and crawl spaces

The houses

Issaquah's housing spans more than a century. Olde Town keeps small wood-frame houses from the coal-mining and railroad era, along with post-war ramblers, most on shallow crawl spaces or low foundations. Hillside neighborhoods on Squak and Cougar mountains filled in from the 1970s through the 1990s with split-levels and daylight-basement homes stepped into the slope. Providence Point is a large condo and townhome community for older adults. The Issaquah Highlands and Talus, built from the late 1990s on, are dense planned neighborhoods of two-story homes and townhomes, with attics above and crawl spaces or slabs below.

The weather

Issaquah sits against the Issaquah Alps, and air pushed up the foothills drops more rain here than Seattle gets. Issaquah Creek and its tributaries run through the valley, and parts of the valley floor flood in big winter storms. The Highlands and Talus sit higher, with more wind, fog and snow. Steep, forested slopes send runoff toward hillside foundations.

The wildlife

Forest on Tiger, Squak and Cougar mountains reaches right into Issaquah's neighborhoods, and Issaquah Creek runs through the middle of town. Roof rats and squirrels use the trees to reach roofs. Norway rats burrow along creek banks and around older Olde Town foundations. Deer mice come in from the woods, and raccoons are common near the creek.

FAQ

Mold remediation in Issaquah: FAQ

Still unsure? Call (800) 674-4933 and talk it through with us.

Is it mold or just water staining on my attic sheathing?

Water staining is usually a defined ring or drip line with no surface growth. Mold looks fuzzy, spotty or speckled, often gray, green or black, and may smell musty. Both point to a moisture problem. We photograph and assess it during a free inspection and explain what we see.

Do I need to fix the roof before mold remediation?

If there's an active leak, yes. Cleaning mold under a roof that still leaks wastes the work. We inspect the attic and point out leak paths, and our roofing team can inspect, repair or replace the roof. Once the water is stopped, remediation goes ahead and stays effective.
