Mold remediation built around Redmond houses
In Redmond's valley homes, mold usually starts underneath. Damp soil, a failed vapor barrier and poor air movement keep floor joists and subfloor close to the moisture levels mold needs. It shows up as white or gray fuzz on the sides of joists, dark staining near the rim joist, and a musty smell that travels up through floor registers when the furnace runs. Floor insulation hides much of it, so it's often bigger than it looks when you pull back a single batt. Homes near Bear Creek and the river, with the wettest soil, tend to show it first, often under bathrooms and the kitchen.
Up in the attic, clear, cold winter nights matter. The valley floor and lower slopes can drop below freezing when cold air settles, and warm, humid air leaking up from the house condenses on the cold roof deck. Over several winters that leaves gray and black staining on the sheathing, especially around bath fan ducts and attic hatches. We remove affected insulation, clean and treat the wood, seal the air leaks, and correct ventilation. Underneath, we pair remediation with a new vapor barrier. Every step is photographed so you can see what changed, and we explain which fix addressed which cause.

What Redmond throws at attics and crawl spaces
The houses
Redmond's housing climbs from the Sammamish River valley up onto the hills around it. Education Hill and Grass Lawn have 1960s and 1970s split-levels and ramblers, mostly on vented crawl spaces. Idylwood, near the north end of Lake Sammamish, mixes older lake homes with remodels. North Redmond and Bear Creek filled in through the 1980s, 1990s and 2000s with two-story homes on larger lots, many with crawl spaces, ducts running through the attic and roofs with several sections. Overlake and Downtown Redmond add townhomes and apartments. The older homes often still have their original ductwork and first-generation insulation.
The weather
The Sammamish River valley floor is flat, low and wet. Cold air settles there on clear winter nights, bringing fog and frost while the hillsides stay a little milder. Bear Creek and Evans Creek feed the valley, and the ground near them stays saturated through the October-to-May rain. Up on Education Hill and in North Redmond, tall second-growth firs shade roofs and drop needles that fill gutters.
The wildlife
Marymoor Park, the Sammamish River Trail, Bear Creek and the remaining farm fields in the Sammamish Valley give rodents plenty of habitat next to homes. Norway rats follow the river and creek banks and burrow under sheds and decks. Roof rats use wooded hillsides and fence lines to reach rooflines. Mice move indoors as fields are cut and nights get cold.

Mold remediation in Redmond: FAQ
Still unsure? Call (800) 674-4933 and talk it through with us.
Can I just spray bleach on crawl space mold?
We don't recommend it. Bleach doesn't fix the moisture that let mold grow, it adds water to the wood, and spraying in a tight crawl space without protection exposes you to spores and fumes. Proper remediation means containing the area, removing or cleaning affected material, and correcting the moisture source.
Does mold in the crawl space affect the air in my house?
Air from a crawl space moves up into the house through gaps in the floor, around pipes and through ducts, so musty crawl space air often shows up as a smell on the main floor. Fixing the mold and moisture underneath, and sealing gaps in the floor, usually improves that smell noticeably.
