HVAC & air ducts · Sammamish, WA

Even heat and cooling across a Sammamish home

Big two-story homes on the plateau often run hot upstairs and cold over the garage. We service furnaces, add heat pumps and mini-splits, and fix ducts so every room keeps up.

Sammamish homes

HVAC & air ducts built around Sammamish houses

Large homes are hard to heat and cool evenly from one system. In Sammamish, a typical 1990s two-story has a gas furnace in the garage or crawl space, long ducts to the far bedrooms, and a bonus room over the garage that's the least comfortable room in the house. In summer, upstairs rooms under the attic overheat, and on the coldest plateau nights the bonus room never quite warms up. Putting in a bigger furnace rarely fixes it. The problem is usually distribution: duct sizing, leaks and insulation, plus a room with an unheated garage below it and cold attic on several sides.

We look at the whole system before suggesting equipment. That means checking how air reaches each room, inspecting duct runs in the attic and crawl space for leaks and damage, and looking at the insulation over and under problem rooms. Fixes range from sealing and rebalancing ducts to adding a heat pump to the existing furnace, which also brings air conditioning. For bonus rooms and converted spaces, a ductless mini-split gives that room its own heating and cooling. When a furnace or AC is at the end of its life, we replace it with equipment sized to your house, not to the old label.

What Sammamish throws at attics and crawl spaces

The houses

Most of Sammamish was built from the late 1970s through the 2000s, as the plateau filled with large subdivisions. Expect big two-story homes with vaulted entries, bonus rooms over garages, and roofs with many hips and valleys, which means several separate attic spaces rather than one. Most sit on vented crawl spaces. Homes around the Sahalee golf course started going up in the 1970s. Older cabins and mid-century houses still line parts of East Lake Sammamish Parkway and the shores of Pine and Beaver lakes. Klahanie, annexed in 2016, is a planned community of 1980s and 1990s homes.

The weather

Sammamish sits on a plateau above Lake Sammamish, high enough that it often runs cooler than Bellevue or Redmond, with snow sticking here when the lowlands get rain. The plateau's dense glacial soils drain slowly, so yards and crawl spaces hold water after long storms. Thick stands of Douglas fir and cedar shade roofs, grow moss and drop limbs in winter windstorms.

The wildlife

Sammamish's wetlands, native growth areas and forested greenbelts run right up to back fences. Roof rats and squirrels travel the tree canopy to reach roofs. Deer mice and house mice move into garages and crawl spaces in fall. Raccoons pry at loose vent covers and soffits. Homes that back onto woods see the most traffic.

FAQ

HVAC & air ducts in Sammamish: FAQ

Still unsure? Call (800) 674-4933 and talk it through with us.

Is a mini-split a good fix for a hot or cold bonus room?

Often, yes. A mini-split heats and cools one room on its own, without extending ducts from a main system that already struggles to reach it. It's quiet and efficient. We also check the insulation above and below the room, because a mini-split works best when the room isn't losing heat to the garage or attic.

Can I replace my old AC with a heat pump?

In most homes with a furnace and ducts, yes. A heat pump sits outside where the AC unit was and provides cooling in summer and heat for much of the year, with the furnace as backup on the coldest plateau nights. We confirm duct size, electrical service and placement during a free inspection.
