Tacoma heating and ducts, old house or new

Many Tacoma homes were built long before forced air. We install furnaces, heat pumps and ductless mini-splits, and we replace the ducts that leak into attics and crawl spaces.

Tacoma homes

HVAC & air ducts built around Tacoma houses

Heating in a hundred-year-old Tacoma house is rarely simple. Some North End homes were built for coal or oil and later converted. Others still run on boilers, baseboard heat or a single wall furnace. Where there is ductwork, it often runs through a cold crawl space or an attic with uninsulated joints held together with old tape. Before we recommend equipment, we look at what the house already has, where the ducts go, and how the rooms are laid out. That decides whether a new furnace, a ducted heat pump or ductless mini-splits make the most sense. We explain the trade-offs in plain terms.

Ductless mini-splits are a strong fit for Craftsman and Victorian homes with plaster walls and no room for duct runs. Indoor heads mount high on the wall, line sets run outside, and each zone has its own control, which helps in story-and-a-half houses where the upstairs runs warm. In 1980s Northeast Tacoma homes with existing ducts, replacing torn flex duct and sealing every joint is often the biggest improvement you can make. We can also handle AC for the hot summer stretches that have become more common since the 2021 heat dome. Upstairs bedrooms under a poorly insulated roof feel those days first.

Local conditions

What Tacoma throws at attics and crawl spaces

The houses

Tacoma has some of the oldest housing in the South Sound. The Stadium District and North End are full of Victorians, foursquares and Craftsman bungalows built between the 1890s and the 1930s, many with partial basements, rubble or early concrete foundations and story-and-a-half attics with knee walls. Hilltop, McKinley Hill and the Lincoln District mix older homes with post-war infill. South Tacoma is heavy on 1940s and 1950s ramblers over crawl spaces. Northeast Tacoma is newer: 1970s to 1990s split-levels and two-stories on steep lots with truss attics and blown-in insulation.

The weather

Tacoma sits on Commencement Bay with Puget Sound wrapping around the north and west sides of the city. Marine air keeps winters mild and damp, and the rainy stretch runs roughly October through May. Hillside lots shed water toward foundations, north-facing roofs under big firs and maples stay wet and mossy, and wind funnels through the Narrows during winter storms.

The wildlife

Roof rats travel the ivy, laurel hedges and mature trees of the North End and the wooded gulches that cut down toward the water. Norway rats are common near the Port, the tideflats and rail corridors, where they burrow and move into crawl spaces. Raccoons and squirrels come out of Point Defiance and the greenbelts and test loose soffits and roof vents.

FAQ

HVAC & air ducts in Tacoma: FAQ

Still unsure? Call (800) 674-4933 and talk it through with us.

Can you add a heat pump to an older Tacoma house without ducts?

Yes. Ductless mini-splits need only a small hole through the wall for each indoor unit and an outdoor unit on a pad or wall bracket. They work well in older homes where tearing into plaster for duct runs makes no sense. We look at room layout and insulation levels first so each head is placed where it heats and cools evenly.

Should I replace my ducts or just clean them?

If the ducts are intact and sealed, cleaning may be enough. In many Tacoma crawl spaces and attics we find crushed flex duct, disconnected boots and joints that have lost their tape. Cleaning will not fix those leaks. We photograph the duct runs during the inspection so you can see their condition and decide.
