Attic cleaning & reconditioning built around Tacoma houses

Many attics in the Stadium District and North End were insulated in layers over the decades: a little rock wool from one owner, fiberglass batts from another, loose blown-in on top. Rodents nest in the gaps, and dust from a century of furnace use settles on all of it. Reconditioning starts by removing those layers with a high-powered vacuum, bagging the material and carrying it out without dragging it through your living space. We then clean the joists and sheathing, treat soiled areas with an antimicrobial, and photograph the bare attic so you can see the framing before anything new goes in.

With the attic empty, the real fixes are easy to reach. We seal the top plates, plumbing chases and old wiring holes that let warm, moist house air leak upward, and we close the gaps rats used to get in. In story-and-a-half houses we pay attention to the side attics behind the knee walls, which are often the coldest and least insulated rooms in the house. Then we install new insulation to current Washington targets and confirm baffles keep soffit vents open. If we find vermiculite, we stop and recommend testing before it is touched. You get photos of the finished attic, side spaces included.

What Tacoma throws at attics and crawl spaces

The houses

Tacoma has some of the oldest housing in the South Sound. The Stadium District and North End are full of Victorians, foursquares and Craftsman bungalows built between the 1890s and the 1930s, many with partial basements, rubble or early concrete foundations and story-and-a-half attics with knee walls. Hilltop, McKinley Hill and the Lincoln District mix older homes with post-war infill. South Tacoma is heavy on 1940s and 1950s ramblers over crawl spaces. Northeast Tacoma is newer: 1970s to 1990s split-levels and two-stories on steep lots with truss attics and blown-in insulation.

The weather

Tacoma sits on Commencement Bay with Puget Sound wrapping around the north and west sides of the city. Marine air keeps winters mild and damp, and the rainy stretch runs roughly October through May. Hillside lots shed water toward foundations, north-facing roofs under big firs and maples stay wet and mossy, and wind funnels through the Narrows during winter storms.

The wildlife

Roof rats travel the ivy, laurel hedges and mature trees of the North End and the wooded gulches that cut down toward the water. Norway rats are common near the Port, the tideflats and rail corridors, where they burrow and move into crawl spaces. Raccoons and squirrels come out of Point Defiance and the greenbelts and test loose soffits and roof vents.

FAQ

Attic cleaning & reconditioning in Tacoma: FAQ

Still unsure? Call (800) 674-4933 and talk it through with us.

How do you remove old insulation without making a mess inside?

We run a large vacuum hose from the truck to the attic and pull the material straight into sealed bags outside. Floors and the path to the attic hatch get covered. In older Tacoma homes where the hatch is in a closet, we protect the closet and the hallway, and we clean up before we leave.

Is attic reconditioning worth it in a house that has a full basement?

Yes. The basement and the attic are separate problems. Heat and moisture rise through the house and escape into the attic no matter what is below. A clean, sealed and properly insulated attic keeps upstairs bedrooms more comfortable and keeps roof sheathing drier through the long wet season.
