Lakewood attic cleaning for low, tight attics

Lakewood homes

Attic cleaning & reconditioning built around Lakewood houses

The attic over a 1950s Lake City or Custer rambler is usually low-slope and cramped, with only a few feet of headroom at the center and almost none at the eaves. Insulation in these houses is often a thin layer of old batts or loose fill that was added to over the years without anyone removing the old material. Rodent nests tucked into the eaves, droppings scattered across the ceiling and wiring that has been chewed are common finds. Because the space is so tight, a homeowner rarely goes up there, and problems can go years without being noticed. The first sign is often a noise at night or a cold bedroom.

Reconditioning these attics takes patience and the right tools. We vacuum the old material out through a hose to sealed bags outside the house, working into the eaves where most of the mess collects. The framing and ceiling drywall backing are cleaned and treated with an antimicrobial. Then we air seal the ceiling at light fixtures, wiring holes and wall tops, add baffles to keep the eave vents open, and blow in new insulation to current targets. In rentals, we time the work for turnover when possible and provide photos for the owner's records. Owner-occupied homes get the same photo set, from the empty attic to the finished insulation depth.

What Lakewood throws at attics and crawl spaces

The houses

Lakewood's housing follows its history. Around American Lake, Gravelly Lake and Lake Steilacoom are older lakefront estates and cottages, some dating to the early 1900s, with plenty of later remodels. Growth around the military bases after World War II filled Lake City, Tillicum and Custer with 1950s and 1960s ramblers, most on low crawl spaces with shallow, low-slope attics. Oakbrook added 1970s split-levels and two-stories around the golf course. Lakewood also has a large share of rentals and duplexes, many of them on their original insulation, ducts and heating.

The weather

Lakewood sits on the glacial outwash prairie south of Tacoma, where gravelly soil drains faster than in much of the region. The lakes, Clover Creek and Chambers Creek still keep low lots and lakefront homes damp through the October to May rainy season. Garry oaks and Douglas firs shade many yards, and fallen leaves and needles clog gutters every fall.

The wildlife

The lakes, Clover Creek and the woods of Fort Steilacoom Park give rodents water and cover close to homes. Norway rats burrow along creek banks and lakefront bulkheads. Roof rats and squirrels use oak and fir canopies to reach rooflines, and acorns are a reliable food source. Raccoons are common around the lakes, and vacant rentals between tenants can quietly attract nesting rodents.

FAQ

Attic cleaning & reconditioning in Lakewood: FAQ

Still unsure? Call (800) 674-4933 and talk it through with us.

Why does my Lakewood rambler feel cold even with the heat on?

Many postwar ramblers have very little attic insulation, and it has often been compressed or soiled by rodents. Warm air also leaks up through gaps around lights and wiring. Cleaning out the old material, sealing those gaps and installing new insulation at current levels usually makes a noticeable difference.

Do you clean attics in lakefront homes too?

Yes. Older homes on American Lake, Gravelly Lake and Lake Steilacoom often have more complicated attics because of past remodels and additions. Raccoons and rats are also more common near the water. We inspect each attic section, including any over additions, and plan the cleaning around what we find.
