Lakewood heating upgrades beyond baseboard heat

Many Lakewood ramblers and rentals still run on electric baseboards or tired furnaces. We install heat pumps, mini-splits and new ductwork that fit the house.

  • Assess rooms on baseboard or wall heat for ductless zones
  • Inspect crawl space and attic ducts for leaks and sags
  • Plan single-floor rambler line-set routes outside

Lakewood homes

HVAC & air ducts built around Lakewood houses

A lot of Lakewood homes were built with the cheapest heat available at the time. Ramblers in Lake City and Tillicum often have electric baseboards or wall heaters in each room, and many rentals still do. Others have an aging furnace with ducts run through a low crawl space or a cramped attic. Baseboard heat works, but it heats one room at a time and offers no cooling. Old furnaces and ducts tend to leak heat into spaces you do not live in. Either way, there is usually room for a real improvement in comfort and running cost, and the summer cooling is a bonus.

For homes without ducts, ductless mini-splits are often the cleanest upgrade. One outdoor unit can serve several indoor heads, and each one covers a zone such as the living area or a bedroom wing. Ramblers are well suited because the rooms sit on one floor and line sets can run neatly outside. In homes with existing ducts, a ducted heat pump or a new furnace is the usual path, along with replacing crushed or leaky duct runs. For rentals, we explain the options in terms that help an owner plan, and we keep tenant disruption short. Every install includes a walk-through of the controls.

What Lakewood throws at attics and crawl spaces

The houses

Lakewood's housing follows its history. Around American Lake, Gravelly Lake and Lake Steilacoom are older lakefront estates and cottages, some dating to the early 1900s, with plenty of later remodels. Growth around the military bases after World War II filled Lake City, Tillicum and Custer with 1950s and 1960s ramblers, most on low crawl spaces with shallow, low-slope attics. Oakbrook added 1970s split-levels and two-stories around the golf course. Lakewood also has a large share of rentals and duplexes, many of them on their original insulation, ducts and heating.

The weather

Lakewood sits on the glacial outwash prairie south of Tacoma, where gravelly soil drains faster than in much of the region. The lakes, Clover Creek and Chambers Creek still keep low lots and lakefront homes damp through the October to May rainy season. Garry oaks and Douglas firs shade many yards, and fallen leaves and needles clog gutters every fall.

The wildlife

The lakes, Clover Creek and the woods of Fort Steilacoom Park give rodents water and cover close to homes. Norway rats burrow along creek banks and lakefront bulkheads. Roof rats and squirrels use oak and fir canopies to reach rooflines, and acorns are a reliable food source. Raccoons are common around the lakes, and vacant rentals between tenants can quietly attract nesting rodents.

FAQ

HVAC & air ducts in Lakewood: FAQ

Still unsure? Call (800) 674-4933 and talk it through with us.

Is a ductless mini-split a good replacement for baseboard heat?

In many Lakewood ramblers, yes. Mini-splits heat efficiently, add air conditioning, and do not need ductwork. The number of indoor units depends on the layout and how the rooms are used. We look at the house, its insulation and the electrical panel, then recommend a setup that fits.

Do you install heat pumps in rental properties?

Yes. We work with landlords and property managers on heat pump, furnace and ductless installs in single-family rentals and small multi-family buildings. Upgrades are easiest between tenants, but we can also schedule work around occupied units. We explain the options in terms that help with budgeting.
