Sammamish homes

Attic cleaning & reconditioning built around Sammamish houses

Complex rooflines are the norm on the plateau, and they make attic problems easy to miss. A squirrel nest over the garage or a corner of rat droppings above a bonus room won't be visible from the main hatch, and many owners have only ever looked into one of their attic spaces. Meanwhile, the low edges of vaulted sections, where the roof deck comes closest to the ceiling, are exactly where insulation gets compressed, soffit vents get buried and moisture builds up. In a large house, those hidden sections can add up to a big share of the total attic area, and of the heat you lose.

We get into every section we can reach, photograph it, and plan the work area by area. Contaminated insulation is vacuumed out, framing and sheathing are cleaned and sanitized, and entry points are sealed, with particular attention to the roof-to-wall joints where a garage roof meets the second story. Those joints are a favorite way in for squirrels and roof rats on plateau homes. We clear the soffit vents, install baffles at the low edges, seal air leaks from the rooms below, and blow in fresh insulation evenly across every section. You get a separate set of photos for each one.

What Sammamish throws at attics and crawl spaces

The houses

Most of Sammamish was built from the late 1970s through the 2000s, as the plateau filled with large subdivisions. Expect big two-story homes with vaulted entries, bonus rooms over garages, and roofs with many hips and valleys, which means several separate attic spaces rather than one. Most sit on vented crawl spaces. Homes around the Sahalee golf course started going up in the 1970s. Older cabins and mid-century houses still line parts of East Lake Sammamish Parkway and the shores of Pine and Beaver lakes. Klahanie, annexed in 2016, is a planned community of 1980s and 1990s homes.

The weather

Sammamish sits on a plateau above Lake Sammamish, high enough that it often runs cooler than Bellevue or Redmond, with snow sticking here when the lowlands get rain. The plateau's dense glacial soils drain slowly, so yards and crawl spaces hold water after long storms. Thick stands of Douglas fir and cedar shade roofs, grow moss and drop limbs in winter windstorms.

The wildlife

Sammamish's wetlands, native growth areas and forested greenbelts run right up to back fences. Roof rats and squirrels travel the tree canopy to reach roofs. Deer mice and house mice move into garages and crawl spaces in fall. Raccoons pry at loose vent covers and soffits. Homes that back onto woods see the most traffic.

FAQ

Attic cleaning & reconditioning in Sammamish: FAQ

Still unsure? Call (800) 674-4933 and talk it through with us.

Why are some upstairs rooms colder than others?

In many Sammamish homes, rooms under vaulted ceilings or over the garage sit below thin or compressed insulation, or next to an attic section that was never fully insulated. Air leaking into those attic spaces makes it worse. Reconditioning each section and sealing the air leaks evens out room temperatures.

Do squirrels cause the same attic damage as rats?

Squirrels are larger and often chew bigger openings, especially at roof-to-wall joints, vents and fascia boards. They tend to nest in one area and come and go during the day. The cleanup is similar: contaminated insulation out, framing sanitized, openings sealed with metal, and new insulation in.
