Moisture barriers for Everett's marine air

Bare dirt and humid air off Port Gardner Bay keep Everett crawl spaces damp. We install a sealed vapor barrier that stops ground moisture from reaching your floors.

Everett homes

Moisture barriers built around Everett houses

Everett's marine air keeps humidity high most of the year, and the soil under many homes is never truly dry. In older homes in Lowell, Delta and Riverside, crawl sections often have bare dirt or a few scraps of old plastic. On the low ground near the Snohomish River, the soil can be wet a short way below the surface. Without a sealed barrier, moisture rises into the space, condenses on cool framing and pipes, and leaves the white mineral crust called efflorescence on concrete walls. Convergence zone downpours add heavy bursts of water on top, and the crawl space rarely gets a chance to dry out between them.

We remove old scraps and debris, smooth the ground where we can, and lay a reinforced barrier across the full crawl space. Seams overlap and get taped. Edges run up the foundation walls and are fastened and sealed, and piers and posts get wrapped. In older homes with uneven rubble or brick foundations, sealing the edges takes more care, and we fit the barrier to the irregular surface rather than leaving gaps. We also point out sources of liquid water, like downspouts, low spots or old drain lines, that a barrier can't stop. Photos show you the finished crawl space floor.

What Everett throws at attics and crawl spaces

The houses

Everett has some of the oldest housing in the region. Northwest Everett and Riverside are full of 1890s to 1920s Victorians, foursquares and Craftsman bungalows, many with partial basements, rubble or brick foundations, and finished upper half-stories with knee walls. Smaller mill-worker houses fill much of Delta, Bayside and Lowell. Post-war ramblers spread across View Ridge-Madison and Pinehurst. South Everett and Silver Lake added 1970s to 1990s split-levels and two-story homes, plus many apartments and condos, mostly on crawl spaces.

The weather

Everett sits on Port Gardner Bay, with the Snohomish River delta along its east side. Marine air keeps it humid and mild, and the city lies in the Puget Sound convergence zone, where north and south winds meet and can produce bursts of heavy rain or snow. Bluff-top homes take wind off the water, and low ground near the river stays damp.

The wildlife

Everett's waterfront, port, river sloughs and wooded bluffs give rodents plenty of habitat. Norway rats are common near the water and along the river, often moving through old sewer lines and burrowing under older foundations. Roof rats travel the mature trees of the north end. Mice, squirrels and raccoons round out the list.

FAQ

Moisture barriers in Everett: FAQ

Still unsure? Call (800) 674-4933 and talk it through with us.

Is efflorescence on my foundation a sign of a problem?

Efflorescence is the white, powdery crust left when water moves through concrete or masonry and evaporates. It means moisture is passing through the wall. It isn't a structural failure by itself, but it tells you the crawl space is wet. A vapor barrier sealed to the walls, plus better drainage outside, reduces it.

Should a crawl space be vented or sealed in Everett?

Most Everett homes have vented crawl spaces, and with a good vapor barrier and working vents that setup works. Sealed, conditioned crawl spaces can perform better on some wet sites but need proper design. We explain the trade-offs for your house rather than push one approach.
